Inside Cypress: A Street-by-Street Guide to District 10's Tree-Named Landed Enclave
Episode 03 of Inside the Enclave. I walk the tree-named streets of Cypress, from the Maple Lane Park frontage to the restaurant corner by Bukit Timah Road, and look at what eight recent sales really show.
The short answer
Cypress is a compact landed enclave in Bukit Timah, District 10, made up of tree-named streets: Cypress Avenue, Maple Avenue, Maple Lane, Oak Avenue, Redwood Avenue, Elm Avenue, Fir Avenue and Cherry Avenue, bounded by Old Holland Road and Bukit Timah Road. It's planned as a two-storey semi-detached housing area, so you'll find detached and semi-detached houses but no terraces. Eight landed sales between July 2025 and September 2026 ranged from $7.45 million to $14.17 million, with a median of about $3,027 psf on land. Few houses come up at any one time, so it pays to know the streets before one does.
Some landed estates are valuable because they're big and famous. Cypress is the opposite. It's small, it's tucked between Lantana and Old Holland Road, and if you search by "District 10" alone you could easily miss it.
Inside that small footprint, though, the streets don't all feel the same. One lane looks onto a park, another runs through the quiet middle of the enclave, and the corner near Bukit Timah Road puts restaurants within a few minutes' walk. The house types shift too, from rows of detached homes to a mix of detached and semi-detached. So the useful question in Cypress is never "is it a good enclave?" It's what this particular street, plot and walk out of the gate will be like every day.
In the third episode of Inside the Enclave, Mei Kit and I walk the whole enclave, starting at Maple Lane Park and finishing at the corner of Elm, Fir and Cherry Avenue.

Where is Cypress?
Cypress sits in the Bukit Timah belt of District 10, between the Lantana enclave on one side and Old Holland Road on the other, with Bukit Timah Road along one edge. If the setting at the start of the episode looks familiar, that's because Maple Lane Park sits right between Cypress and Lantana, which we covered in Episode 02.
The streets are named after trees, which makes the enclave easy to remember once you know it: Cypress, Maple, Oak, Redwood, Elm, Fir and Cherry. The nearest stations are Sixth Avenue and King Albert Park on the Downtown Line, and Beauty World is one stop further along. Which of those is actually walkable depends on which end of the enclave the house is on.
Home Tour · Maple Avenue
Detached and semi-detached only
Cypress is planned as a two-storey semi-detached housing area. In practice, that means new houses here can be detached or semi-detached, but not terraces. That's a real difference from Lantana next door, which is a mixed landed area with terraces, semi-Ds and detached houses side by side.
For a buyer, the semi-D designation does two things. It keeps the housing stock at a certain scale, because you won't see a row of new terraces go up across the road. And it limits what you can do with a plot: you can't buy a big semi-D site and plan to split it into terraces. Before relying on any rebuild idea, check the exact parcel on URA SPACE and against URA's prevailing planning controls. Designations are set plot by plot, and the plot is what you're buying.
The streets, one by one
Maple Lane: the park frontage
Maple Lane is the closest Cypress street to Maple Lane Park, and at the time of filming it was all detached houses. Those homes get something most landed houses don't: a calm, green frontage looking onto the park. Cross the path over to Lily Avenue and you're quickly at Anamalai Avenue, with Sixth Avenue MRT a little further on.
A park frontage is a genuine plus, but check it properly. A public park also means a public path, so look at how the house sits against the boundary, how much people walk past, what the lighting is like at night, and how private the garden actually feels. Don't assume every house on the lane gets the same outlook.
Maple Avenue: where we filmed a home tour
A short walk around the bend from Maple Lane brings you to Maple Avenue. If the name sounds familiar, it's because I filmed a home tour of a semi-detached house here in 2025. It's a beautifully done home, and the tour near the top of this article shows how a rebuilt house in this part of the enclave can be designed.
The most recent sale on Maple Avenue was a detached house on about 4,549 sq ft of land that sold for $10.58 million in November 2025, roughly $2,326 psf.
Oak Avenue: next to the bungalow belt
Oak Avenue is a short road of detached houses. It sits right beside a Good Class Bungalow area, and you can see a couple of GCBs from here. That proximity shapes the feel of the street: larger plots, more greenery and a quieter scale around you.
Being next to a GCB area doesn't make a house on Oak Avenue a GCB, though, or give it GCB planning controls. A Good Class Bungalow needs to sit inside a designated GCB area and meet its minimum plot size. If the label matters to you, check the parcel.
Cypress Avenue: the mixed street
Cypress Avenue gives the enclave its name, and it's where you'll find a mix of detached and semi-detached houses. At the far end it lets out onto Old Holland Road, and further up from there you reach the Garlick and Brizay GCB areas. That makes Cypress Avenue a little more of a through-route than the interior streets, which brings a few questions: how much traffic passes the house, how easy access is for guests and deliveries, and whether the frontage gives you the privacy you want.
This year, a semi-detached house on Cypress Avenue with about 2,611 sq ft of land sold for $8.2 million, roughly $3,141 psf.
Redwood Avenue: the middle of the enclave
Redwood Avenue cuts through the middle of Cypress from Maple Avenue and crosses Elm Avenue. Heading up, it takes you towards Old Holland Road, with The Tessarina condominium further along. Because it runs through the centre, Redwood is a good street to judge the enclave's everyday traffic. Walk it at the times you'd actually be coming and going.
Elm, Fir and Cherry: the corner most people know
Walk down Elm Avenue, past Fir Avenue and on to Cherry Avenue, and you reach the corner of the enclave that most visitors already know. This is the stretch near Bukit Timah Road, where a row of restaurants and cafés faces out onto the main road. For residents, it means a proper choice of places to eat within a few minutes' walk, with Anamalai Avenue on the other side of the enclave and Beauty World a short trip away. My Anamalai Avenue and Sixth Avenue guide covers the rest.
The trade-off is position. A house close to the food and the main road is convenient but busier, while one deeper in is quieter but every errand takes a little longer. Neither is better. It depends on how your household lives.
What Cypress houses actually sold for
Cypress is small, so sales are infrequent. Here are the eight landed sales on its interior streets between July 2025 and September 2026.
| Street | Sold | Price | Land | Land psf |
|---|---|---|---|---|
| Fir Ave | Sep 2026 | $9.200m | 3,225 sf | $2,853 |
| Fir Ave | Aug 2026 | $9.848m | 3,225 sf | $3,054 |
| Cypress Ave | Jul 2026 | $8.200m | 2,611 sf | $3,141 |
| Fir Ave | Dec 2025 | $14.169m | 3,176 sf | $4,461 |
| Maple Ave | Nov 2025 | $10.580m | 4,549 sf | $2,326 |
| Cypress Ave | Oct 2025 | $7.800m | 2,600 sf | $3,000 |
| Redwood Ave | Sep 2025 | $7.450m | 3,180 sf | $2,343 |
| Maple Ave | Jul 2025 | $11.200m | 3,122 sf | $3,587 |
Source: URA caveat records via public landed transaction data (haio.sg), checked October 2026. Old Holland Road strata units are excluded. Land area in sq ft; psf rounded.
The median of those eight sales is about $9.52 million, or roughly $3,027 psf on land. But look at what sits inside that range, because the spread tells you more than the median does.
- Same plot size, $650,000 apart. The two Fir Avenue sales in August and September 2026 had identical reported land areas of 3,225 sq ft, yet sold about $201 psf apart. Without seeing the houses, you can't say why. Condition, layout, orientation and frontage are all possibilities.
- One sale far above the rest. A Fir Avenue house sold for $14.169 million in December 2025, about $4,461 psf on a plot of similar size. A figure that far above its neighbours usually reflects a newly built or rebuilt house rather than the land, so it's a poor benchmark for an older home on the same street.
- Bigger plot, lower psf. The two Maple Avenue sales show the familiar pattern: 3,122 sq ft at $3,587 psf against 4,549 sq ft at $2,326 psf. The larger plot cost less per square foot and still more in total.
- A near-pair, nine months apart. Two Cypress Avenue sales on almost identical plots of about 2,600 sq ft went for $7.8 million in October 2025 and $8.2 million in July 2026. It's tempting to read that as 5% growth, but two houses are two houses. The second may simply have been in better shape.
The takeaway is that a Cypress price can't be reduced to one number. Treat each sale as a starting point and compare it against houses that are genuinely similar in type, plot, frontage and condition. If you own here, the same applies to your own house, and I go through how to do that in how a D10 landed home is valued.
Cypress, Lantana and Namly compared
All three enclaves sit close together in the same part of District 10, but they suit different buyers.
| Enclave | Housing | Character | Recent sale range |
|---|---|---|---|
| Cypress | Detached and semi-D only | Small, tree-named streets, food at the Bukit Timah Road corner | $7.45m–$14.17m (Jul 2025–Sep 2026) |
| Lantana | Terrace, semi-D and detached | Five L-streets, Maple Lane Park, close to Sixth Avenue | $5.93m terrace to $21.6m detached (2025–2026) |
| Namly | Semi-D and detached, plus older terraces | Larger estate, slopes, its own shops at Namly Place | $8.8m–$9.16m for semi-Ds (2026) |
If you want a terrace, Lantana is the one of the three that has them. If you want a quieter, smaller enclave of detached and semi-detached houses, Cypress is worth a close look. For the full picture across the district, see my District 10 enclave guide.
Few houses, so be ready before one appears
Because Cypress is small, there usually aren't many houses on the market at any one time, and sometimes there are none at all. That scarcity can make a buyer rush. It shouldn't. The right response to a rare listing is to have done the homework already, so you can move quickly on the right house and walk away from the wrong one without regret.
Before you make an offer on a Cypress house, I'd go through this list:
- Walk from the house to Maple Lane Park, to the food at the Bukit Timah Road corner, and to the MRT station you'd actually use.
- Visit at different times, including meal times and weekends, when the restaurant corner is busiest.
- Check the road position: through-traffic, turning space, parking and how deliveries reach the door.
- Confirm whether the house is detached or semi-detached, and confirm its tenure from the title. Don't assume it.
- Check the parcel's planning designation and controls on URA SPACE.
- Look closely at plot shape, frontage, drainage and how the house sits against its neighbours.
- Separate what the house is worth as it stands from what you hope to rebuild.
- Compare it only with genuinely similar sales, not just the nearest street name.
The best Cypress house isn't the biggest plot or the lowest psf. It's the one whose trade-offs you understand before you commit.
Common questions
Which streets are in the Cypress landed enclave?
Cypress Avenue, Maple Avenue, Maple Lane, Oak Avenue, Redwood Avenue, Elm Avenue, Fir Avenue and Cherry Avenue, in Bukit Timah, District 10. The streets are named after trees, and the enclave is bounded by Old Holland Road and Bukit Timah Road, with Maple Lane Park between it and the Lantana enclave.
What types of houses can you find in Cypress?
Detached and semi-detached houses. Cypress is planned as a two-storey semi-detached housing area, so new terraces aren't allowed. Check the exact parcel on URA SPACE before relying on any rebuild plan.
How much do landed houses in Cypress cost?
Eight landed sales on the enclave's streets between July 2025 and September 2026 ranged from $7.45 million to $14.17 million, with a median of about $9.52 million and roughly $3,027 psf on land. Prices vary widely with plot size, house type and condition, so compare each house with genuinely similar sales.
What is the nearest MRT station to Cypress Avenue?
Sixth Avenue and King Albert Park stations on the Downtown Line are the closest, with Beauty World one stop further. The practical walk depends on which end of the enclave the house is on.
Are there Good Class Bungalows in Cypress?
Oak Avenue sits beside a Good Class Bungalow area, and the Garlick and Brizay GCB areas are further up Old Holland Road. Being near a GCB area doesn't make a house a GCB; that depends on its designation and plot size.
Why are so few Cypress houses for sale?
The enclave is small, so only a handful of houses change hands each year. Buyers who want to live here usually do best by knowing the streets and their price ranges in advance, so they can act quickly when the right house appears.
