How I'd Narrow It

Three questions that usually settle it

Most buyers arrive comparing houses. That's the wrong starting point — the house is the last decision, not the first.

What is this money actually doing?

A home you'll hold for twenty years and a home you'll exit in seven are not the same purchase, even at the same price. Holding long favours liveability and land; exiting sooner favours the address and the next buyer's pool. Answer this before you look at a single floor plan.

Where does your life already happen?

Schools, work, family, the routines you won't change. District 10 near Sixth Avenue and Upper Thomson near Springleaf are both good buys — for completely different households. The wrong location at the right price is still the wrong buy.

New-build or land plus a build?

Every home here is brand new. The honest alternative is buying an older plot and rebuilding — often cheaper on paper, but add three years, construction risk, financing and the cost of living somewhere else meanwhile. Sometimes that still wins. I'll run both numbers with you.
