The trade-off is a deadline: the promotional pricing is stated as valid till 15 August 2026. Real deadline, not a manufactured one, but verify it's still live before you plan around it.
A 6,470–8,590 sqft house with a private lift, 999-year tenure and brand-new construction at $6.38M–$6.98M is a different value equation from prime-district landed. You're paying far less per square foot of finished house — because you're in D26, not D10. That's the trade, and it's a fair one if Upper Thomson is where you actually want to live.
The tenure runs 999 years from 1884, so roughly 857 years remain. For financing, valuation and resale, banks and buyers treat this effectively as freehold. Don't let anyone discount it as leasehold — and don't let anyone tell you it's identical either.
