$2,030 psf on land is the lowest land rate of any project I currently market — roughly half what freehold detached land costs in District 10. You get 5,813 sqft of freehold land, a pool and a spa for $11.8M. The trade is location: this is District 17, not the prime belt, and land in the East simply prices differently. If you're buying land and don't need a central address, this is the sharpest entry on my list.
At $1,440 psf on built-up, No. 32 is the cheapest per finished square foot of anything here. For a household that wants brand-new landed with a lift and doesn't want to spend $9M+, that's a genuinely thin part of the market. Its neighbour No. 30 has already sold, which tells you the price found a buyer once.
The upside case rests on URA's plans to rejuvenate the Changi region — jobs, recreation, the Round Island Route. That's a real plan, but it's a long-dated one, and government plans move slowly and sometimes change. Buy this because the house and the land price work for you today. Treat any Changi upside as a bonus, not as the reason.
