I market this collection and I'll still give it to you straight. Three things worth weighing.
No. 34 has more land than the 36B semi-detached (3,253 against 3,199 sqft) yet prices $443 psf lower on land and $1.2M lower overall. Corner terraces sit between terrace and semi-detached in practice — extra elevation, extra light, extra frontage — but they're valued and financed as terraces. If you're comfortable with the label, that gap is the best value in the collection.
The 36B semi-detached is the one to look at if you actually need the rooms — six ensuite bedrooms is rare at this quantum in District 11, and the attic can take a self-contained unit for extended family. You pay more per square foot of land for the semi-detached status, and for many buyers that status matters on resale. That's a legitimate reason, as long as you're naming it.
Vacant possession is expected 31 December 2026, so you're weeks rather than years from the keys, and the construction risk is largely behind you. But it also means the payment schedule accelerates fast — most of the purchase price falls due in short order rather than spread over three years. Check that against your financing before you commit; this is where off-plan buyers most often get caught.
Fenestrations are placed to pull the surrounding green into the house, and the double-volume living spaces are the collection's signature. Every home has a private lift, a pool and entertainment space below ground.
