The Three Houses

Three terraces, near-identical, all available.

The three houses sit side by side on Onan Road. They're within 20 sqft of each other on land and 45 sqft on built-up area, and all three carry the same $7.5M asking price — so this is a choice about position in the row, not about specification.

The Strategist's Read

Three near-identical houses at one price — so how do you choose?

I market these and I'll still give it to you straight. Three things that matter here.

Same price, so take the most house — but check the middle plot carefully

The two outer plots both give you 5,185 sqft built-up against 5,140 for the middle one, and slightly more land, for the identical $7.5M. On paper the two end plots win. But in a row of three, position affects light, privacy and access differently for each — so walk all three before deciding, and don't assume 45 sqft settles it. If the middle house has a better outlook for your family, the difference is trivial.

A pool and a lift in a terrace at $7.5M is the real story

At $1,446 psf built-up you're getting a 5,185 sqft freehold house with an infinity pool and a private lift, in District 15, under a kilometre from Paya Lebar MRT. Most terraces at this quantum offer neither the pool nor the lift. That combination is what separates this from the general run of new terrace stock in the East.

Three identical houses can compete with each other on exit

The flip side of a matched row: if two owners decide to sell in the same year, buyers will simply take the cheaper one, and there's little to differentiate on. That's not a reason to avoid it — it's a reason to buy well now, because your entry price is what protects you later. I'll show you the recent Onan Road and Joo Chiat transactions before you commit to a number.

Next Step

Viewings are by private appointment only
